What’s the Home Selling Process?

Step 1: Meet Sue Schmidt
Once you select Sue Schmidt as your Houston Realtor, she’ll set aside time to get to know you and your real estate needs. A marketing plan will be provided that lays out exactly what you can expect from Sue throughout the process.
Step 2: Evaluate Your Home’s Condition
Before your home is listed for sale, Sue will work with you to evaluate your home’s physical condition. Certain recommendations may be made to repair cosmetic issues or execute staging strategies to increase the value of your home.
Step 3: Determine Final List Price
There are a number of factors that come into play when determining the list price of your home. It’s important to use Comparative Market Analysis to strategically position your home’s sale price that will entice potential buyers and provide the best return on your investment.
When comparing your home to others in your market, the following will impact the market value:
- Size and condition of the home
- Number of bedrooms, baths, and living spaces
- Improvements such as remodeled kitchen or bath, new roof, HVAC system, windows, or updated electrical or plumbing
- Additions such as a first-floor family room or a primary suite
- Size and usability of the lot, garage, or lack thereof
Step 4: Prepare Your Home
Whether it’s sprucing up your front yard, removing clutter from your garage, or doing a deep clean of high-traffic areas, preparation is one of the most important steps in selling your home. Depending on your budget, it may be advantageous to hire a stager to give buyers the best first impression.
Step 5: List Your Home for Sale
Once all of the necessary preparations have been made, Sue will have professional photos taken of the inside and outside of your home. It will then be listed on the RE/MAX Signature website and other national and local directories. Other advertising methods may be used to spread the word about your home such as open houses, mailers, yard signs, and email campaigns. During this time, potential buyer agents may schedule showings to look at your home in person.
Step 6: Accept the Best Possible Offer
Once your home is on the market, the next step is receiving an offer. You will have the option to accept, counter, or reject these offers. Sue will help you negotiate the best possible terms and conditions. You may have to discuss and decide on the final sale price, concessions, and financing options being offered by the buyer.
After both parties agree on the terms, a final contract will be executed and the home will go into the “Option Pending” status.
Step 7: Complete Any Necessary Repairs
During the contract phase, the buyer will order a professional inspection and appraisal to determine the condition and value of your home. Often, the results of these reports will require you to enter another round of negotiations until a final agreement is reached by both parties. Sue will help you understand your options and provide you with a step-by-step plan for moving forward. Once agreed upon, the home goes into the “Pending” status.
Step 8: Attend Closing and Receive Funding
On the day of closing, the buyer’s mortgage lender will receive all of the final documents and review for approval. The seller will sign any required paperwork. Once all of the paperwork has been completed, you will receive a wire transfer of the net proceeds to your bank account, your home will officially be sold, and the keys will be handed over to the buyer. The closing process can take anywhere from an hour to two, depending on the circumstances.
